I want to start pitching the idea to some family and friends to lend money to me at x%, secured by properties that I am buying under value and instantly investing money in to improve.Trying to search the internet for TFSA mortgages brings up a thousand blogs about whether you should invest in your TFSA or pay your mortgage, so I can't find any information for what I'm after.The question is, what are the mechanics of a lender lending this money to me?

And you have lived in it for 2 out of the previous 5 years.the mechanism is that you sell the property and begin a 1031 exchange taking $250 or $500K in boot. 

Place the emphasis on what they can control (offers delivered to sellers) instead of actual contracts produced for your wholesale business to sell.

When I pulled our team together this AM, I did confirm that electrical, plumbing, mechanical and even a building permit were all pulled for this property and it passed each inspection.  

Mechanics use a simular method and it’s accepted as industry standard, some contractors have resentment towards that fact, some just don’t want to deal with it, and they feel their price is their price. 

I have to admit the flippers work that I see around here  the mechanical   is always done half a... never done  right .
