I can only force them to correct the areas so they meet the the manufacturer's specs. 

I searched on CA Department of Housing but didn't see any fee/tax involved in the transferring title between family (http://www.hcd.ca.gov/manufactured-mobile-home/registration-titling/buy-sell-transfer.shtml).

I have been trying to find an attorney, an escrow/title company, and an insurance company in the North Texas area familiar with manufactured housing.

I'm based in Atlanta and am a GP in a fund & a syndication but those are in the Midwest and in the MHC (Manufactured Home Communities) space. 

I wanted to share a deal I recently closed on in Tulsa.This is a 25k sqft manufacturing building, as you can see, it has been added on multiple times. 

Maybe I am biased since I see and diagnose cancer in young folks all the time... but, money is easily made and easily lost (by newbies too), but time is not manufactured.

Industry = college, military base, refinery, shipyard, aerospace, manufacturing, etc. 

I'm a cost analyst in manufacturing and have an accounting degree and 30 years of business experience. 

The noticable difference though is that it has more of a manufactured look since there aren't as many inherent flaws as there is with real hardwood.
