There's a lot to learn and you can expect to make a lot of mistakes, particularly in the first few.

Sometimes I think it helps a lot to know the market, know what you are buying, and knowing the nuances....like which school district you want to be in, what side of the tracks are the good/bad areas, is one area better or sell for more than another area....you have to know what is a deal or not a deal...that's often tougher to do long distance I think....I've talked to a fundraiser that is based in Dubai, raising money for syndications in the US. 

I still have a LOT to learn. 

Looking to purchase our first STR near fredericksburg, open to either lot to build glamp site on, or traditional residential.Any local realtors we could partner with?

This was my first off market deal, first out of state deal, first deal with a family member partner, first DSCR loan so there was A LOT to learn.

So even if there is settling it takes A LOT to actually crack the slab, and near impossible for it to separate without a whole building failure.

There is a lot to look out for but, at least where I live, the return is much better with older homes. 

I know hardcore investors buy property all the time sight unseen but this property is over 1 million so its a lot to risk when you don't even know the layout inside and all you have are specs and limited pictures.
