How tenant leases are structured shows who pays for what etc.The property might be a tear down on an older building if location is good.

Both properties I have been looking at are located within 5 minutes of my university.

It changes by location. 

I had offered a suggestion on a 'Visa' gift card due to its flexibility in spending locations, but I still feel like there is no 'character and personality' in that gift.What are some your suggestions or gifts of thanks that you have given or done in the past with some of your clients and customers?

I didn't know if I needed a CPA in PA or Indianapolis where my investment properties are located.

So I guess what I am trying to say is the 1st thing you should look at before anything else and above anything else is the location.

When you buy a property in a C, D, or any-of-the-subsequent-letters-that-follow location, you are also making a decision about the types of tenant you will attract and the level of management required for that tenant. 

I am located in Ocotillo too.  

I'm thinking that might be a good location to look for a place to hand my license.I'd really appreciate any thoughts you can share.
