Not because all under 25 cannot be trusted, but they do not have the experience with:a - managing a house (garbage, heating, recycles, not jumping on furniture, turning off stoves, fireplaces, being safe in ocean, lakes or around the pool)b - managing their friends (think of the peer pressure - they have a house all to themselves, likely for the first time - they WILL invite people they meet over)c - cleanliness (who picked up after themselves at that age?)

I would recommend setting your goals on 12 months fro the payback, as Jon suggested and then prepare your partner that once the loan is paid back you would invite him to lend against specific deals and give him a great return.
