What could I expect to cash flow per year including on and off season?

People want flexibility, mobility, convenience, and automation...including residents, not just travelers.

When you include utilities in the rent, you incentivize them to be wasteful. e.g. leave water running or leave AC on.

The property is located in the Midwest and me and my business partner have ran the comps, numbers and called numerous property managers, handymen, inspectors and even asked locals on reddit to get a better understanding of the rental calculations and local biases in the area.
