I think that is why you see so many out of state investors fail.In-state investors learn to vet the ceiling, foundation, windows, floors, kitchen, bathroom, etc.

I bought it just before Covid was even a 'thing' (February 27, 2020), fixed it up, still have the kitchen and master bathroom to renovate- but it cash flows like a champ- and, when it's not rented, I have a place at the beach.

Bathroom vanities, Shower tile to the ceiling and that nice three piece vanity.  30 Inch one ( because the 36 inch one is twice as  much).

We unified the floors by doing a gorgeous light colored LVP throughout, painted the interior SW Incredible White, new basic granite countertops, new prefab bathroom vanities, new toilets, added a fence to the yard, upgraded all switches to rockers and replaced all fixture with flush mount LEDs.

Buy a 3 or 4 bedroom house with that many bathrooms.  1st and 2nd floor.

The park has a community shower/bathrooms/kitchen so each just required the basics. 

I currently have my first deal under contract (duplex w/ 8 bedrooms and 4 bathrooms). 

She did say she has had leaks in the past from her son not closing the shower curtain and seeping through the bathroom floor.

We were able to repurpose some solid oak cabinets from a remodel job from our other company and reuse a bathroom vanity from that job as well.

Generally I take into account location first. then bathrooms and beds.
