There are many second homes there, meaning homes where the owners are content with a crummy PM making them a little bit of STR money in their absence, so it can be a challenge to weed those comps out of your study.

Look into a vacation home loan as well if you own primary. 

Purchase price of the home was 699k and we put down 10%.

It's also a huge second home market for Northern Utah. 

The second is a 2 bedroom 1.5 bath mobile home on 1 acre.

I'm leaning toward buying a single or double family home with the intent of renting to others - not sure about short or long - i guess it depends on the deal and how it goes?
