Maybe an a/c is slightly more expensive if you have to cool a larger area and of course flooring and roofs are tied to the size of the house, but Capex wouldn’t be 4x as expensive in the second house, right?

Do you want a tenant that can just as easily knock on your door/floor/ceiling/wall to get your attention if they need something from you?

The house required a rebuild of the kitchen, floor replacement, and update to the bathrooms.

Three separate leases and each have their own floor.

The property has new flooring/AC/paint and I dont believe there are any major repairs needed.

I'm a flooring contractor in Indianapolis, my commercial projects are still on going with little chance of shutting down.

Hi Greg, thanks for the feed back, and yes you are right, now I'm  not a professional landlord, but I've had 2 other properties there one of which I still own one and I also didn't have any problems placing tenants, the principal of the high school there has been living in the one I currently own there for 2 years now, the work being done is pretty much a total remodel kitchen cabinets, bathrooms remodels,replace the sheetroock in one of the bedrooms re-texture the walls, get rid of a gas fireplace, new flooring, painting interior and exterior light fixtures and add a central heat and air and is a 1300 sf 3/2.The people who lived there were just not clean at all and they just didn't care for the property. 

Does anyone have good contractors or people they work with for finishing hardwood floors that are currently under carpet?

I'm a contractor( flooring cabinets and carpentry) all of it was done horrifically.

I don't know how big this property is but assume 1500 sf of flooring.
