I followed a very similar approach as well and I must say that this method works not only for your first property, but for the future portfolio.

A bit on my self I have 3 singles in Dallas Forth-Worth area & 1 single Tampa area I sold 2 flips in Austin, TXIn DFW, I’m doing section 8 , I am getting properties with hard money loan , remodel them, and then re fi them for 30 years , I put around 45-65K for each property I have 4 properties total that cash flowing $300, $500, $1000 (section 8) , $250 per month after all taxes, expenses , insurances , mortgages .. 

I also write in the lease if the property is not habitable due things like fire the lease cancels (not sure you can do that in California). 

Once the paperwork is submitted and inspection takes place, we write up the lease which the tenant signs along with a bit of paperwork from the Section 8 office, and we schedule a move in.In our experience, tenants who hold vouchers are statistically just as good as any other tenant.  

They completed the project and now are working with their RE agent to get this property on the market.

This could help slowly nurture your list by getting them to dream about a future home upgrade.

We have had some pretty dramatic shifts in the past 9 months, both with RE prices, and with rates and occupancies.

DB wouldn't write us a policy (for similar reasons mentioned in this thread). 

If he replies (in writing), yes, you should be fine to get rid of them.
