@Pandu Chimata, As a private lender myself, typically what happens is the title company has an in house lawyer, where you can get a mortgage and note prepared for free.

You'll net around $150k and that will be tax free.

It does not matter in some places if the land is free, the cost to build is too much.Why did the other lot sell for $170k and not yours would be another question I would ask
