While I will say there may be some brokers/agents who do this; in the vast majority of cases, if something is recommended for a policy, it's because: a. it is something that is optional for the policy, but is continually seen as a claims exposure, or b. the amount to add to your policy is minimal, but should you experience a loss, your personal payout could be significant if you didn't have that coverage.As a brief example, a of commercial policies will have a nominal amount for building ordinance losses (link to a good definition of this coverage: http://www.irmi.com/online/insurance-glossary/term...)The reality is, if you own an apartment complex, and there is a loss that requires some updates to your property regarding ordinance; oftentimes they may require your ENTIRE property to have those updates.

I suspect the reason Timothy Daniels told you you would have more exposure AFTER meeting someone face to face is because once you have met them, you can no longer deny knowledge of some of those more obvious physical traits that you would never learn about if you did a thorough pre-screen and weeded them out early without meeting.

This is the town they filmed the TV show Northern Exposure in, if anyone remembers that show.It would have been farther out than we really wanted to be from where my hubby worked at the time, but we knew to buy, we'd have to sacrifice a bit.So, I knew to order a title search, and it was worth it to me to just pay for one, rather than do it myself, as I was pregnant and working full-time, as was hubby.My moral to this story is not about whether or not I would have found the same info - I'm sure I would have.

@Brandon Low  not sure your premiums will increase... and if you can't get the insurance information maybe the driver was uninsured... if it was readily available you think it would be there same day.Also on the subject of insurance for rental houses.. this gets glossed over by many.. here's my two cents.1. insurance in the mid west or any market that has wind and hail damage potential 5k deductible is almost worthless unless your house burns down... new roofs cost 4 to 8k insurance company knows that so when you get your roof blown off or hail destroys it ( like it did to 6 of my homes last year) your going to have to  come out of pocket like you may have to here.2. if house is vacant for more than 60 days many policies will not cover you read fine print many have lost their homes to vandals and fire waiting on tenants only to find out their insurance won't cover it.When you look at proforma numbers by sellers be them Agents or actual sellers... get a second quote on the insurance so you know your true cash flow numbers.. many times its just a plug number like 40 a month or 60 a month.. you may need more coverage and the number could be a tad higher... really depends on your exposure.
