Default if your settlement date was Friday, and a termination was not served due to hoa contingency.Agent is more than likely owed the full commission at this point regardless of if you close or not, he or she is the procuring cause and the contract was executed.  

They realize they are about to put their life savings into one property and it will take years to get money back out to buy a second, third, etc... while that may be true you what they don’t point out is a low risk return can sometimes equate to a higher return.When you add debt pay down, appreciation, and cash flow you can be anywhere from 5-25% returns depending on variables and execution.

If you are investing closer to Howard it could be higher.

    (5) Management - how do they plan and manage the execution of a project?

Initially, I've been planning on starting a business house flipping, making it into a scalable company (I'm currently an executive at a startup, but I'd transition into full-time real estate in the next couple of years).

Do you have a fully-executed lease, or was the walkthrough simply showing them the unit? 

I look forward to learning and networking with the folks here on the course of my journey.It seems that the "you make your money on the way in" is indeed the most contributing factor to success so i will continue to be patient and learn, building a better financial base, as well as establishing a lender relationship, so i can be ready to execute quickly when the deal i need arrives.
