For me your D would be F = War zone,D would be section 8/low income,C would be blue collar/laborer - salary varies with localB would be as you said except again salary varies with geography.A would be as you said.There can be lots of overlap for D and F.

Doubt that happens.But, there are always exceptions, in rural areas they may be the only game in town for any buyer to use, if that's the case financing it to a new borrower, getting a better collateral position is better than it sitting on the books and taking automatic write downs while holding it for sale.Their written loan policy will dictate what they can do, to avoid issues of lending outside adopted loan policies means changing the policy for all loans, not just to a single transaction.

In my area we can have "assistants" I have several assistants who are basically unlicensed people who have full access to mls (except my listings, etc.)

Option 1 is sort of my obvious direction, but I have yet to hear examples of how that normally works from anyone other than an attorney.Option 2 is a smart move, with the exception that it's my understanding I can't do the work on an SDIRA purchased property, as it violates a regulation about personal use.
