This may be sacrilegious feedback for this community but if you don't want to take on additional debt and doors via cash out refi, I would continue paying down the current mortgages and dollar cost average into a low cost index fund and eventually transition in a top-rated property manager to manage your current portfolio and make that component more passive.

Also, As Marcus alluded to it started coming out of the GFC where deals were once in a lifetime type pricing I don't see builders ever catching up at least not in the short term what's happened with covid was not a real estate crash but a huge crash to the supply chain and price of components which has risen the cost to build a home significantly and land prices keep rising.

Well Steve, I can't speak for your experience, but, the majority of multifamily and commercial deals, that I look at, if they have any kind of obvious upside and/or value add component have deal sheets, marketing packages, and/or OM's WITH pro-forma.

People need mentors...not gurus...but every label is there for anyone who wants it...and all different levels of what they can teach or how much value you get from their information...If they offer free value before selling you on something, this would be far better than here I am the guru expert buy this...Generally what they are selling is the tips and tricks they have learned along the way...General info free and valuable but the insider knowledge you have to pay for...that is the key component to being successful...and the bait to buy!
