Sometimes if the tenant keeps an open line of communication then I will work with them but if they are ignoring you then you should evict them as soon as possible.

The things that are very hard to outsource in the real estate world are:Finding OpportunitiesRaising MoneyManagement, property knowledge and construction are all very important but eventually they can and should be outsourced if you want to continue to grow and spend your time efficiently.  

She's historically been quite communicative regarding rent, so this time feels a bit different since she has not been as responsive.I've written a pay or quit notice and was planning to give a little more grace (until the weekend) before dropping it off in person at the property.

What we found works is to 'over communicate' with the HOA.

Owner of record is 80+ years old with dementia, out of state in California2. i am communicating with conservatorship who lives in California and wants nothing to do with property. 

Jerry, the advantage of getting a block of houses geographically together is that you can impact the area more with improvements and tenant selection, and you are more efficient in trips to the properties.  

What you've just communicated is that you know everything, you can handle everything, you don't need anyone's help...you just have no money.Again, I'm not saying that's what you intended to convey, but that's the way it is coming across.

Perhaps you might find that helps to weed out a number of people who don't seem communicative.

I also would like to talk about teaming up to  market to homes i would like to aquire off market  when i am unable  communicate with the owner .
