Safe'n'Sound is not much better than r19 fiberglass, but costs much more.I am using this for soundproofing between floors on one of my new builds:r19 fiberglass between joistssound isolation clipshat channel5/8 Type X drywall everywhere (you want mass, don't use lightweight).3/8 rubber underlayment on second flooracoustical sealant around edges of first floor ceiling.These upgrades should cost about $2/sqft of ceiling area.

Currently the owner self manages so I added 10% for property management all other figures are from the sellers financials / rent rollApartment building 21 units - 80% occupied Annual rents - $82,200Annual taxes - $6425Annual insurance - $2500Annual utilities - $8160Annual Maintenance - $3000Annual management fee - $8300 All units are rent ready from what I’ve been told very basic could potentially be upgraded for a small increase in rent, rents are pretty much at market averages.

The reason why it’s so expensive is because of civil engineering and utility upgrades required in the street along with half street improvements and other unforeseen costs that you run into.
