I own a single family rental in Lufkin and I'm an absentee owner (maybe I'm even on @May Emery's list).Things haven't worked out that well for me and I'm thinking about selling my property so that I can buy something within driving distance from where I live.

I tell everyone I know, if you want to accelerate the growth of your real estate business, you need to surround yourself with people who are doing great things in real estate.  

Also, I live in Manhattan and don't have a car, making it hard for me to drive for dollars in other boroughs without renting a car (costly but a possible route).

SFH rentals different story comps drive more the sales price..

But they make it HELL for everyone else and drive the cost of ownership WAY up.No one wants to own one of these over the long run.

Preferably driving distance maybe a couple of hours away 

Let them become homeowners and then they can drive as many 4 inch steel bolts into their own shingles & decking as they like. 

The other mistake is people believe only rents drive property value, but it works both ways.
