The seller may be long gone with the money by the time a claim surfaces 3 years later.

When I was marooned in Ohio I would habitually drive 10 miles to another town to get my sweet tea fix (if I couldn't get home and drink it from the fridge), which wasn't great (Captain D's) but better than no tea at all!

Tell your brother that the locks will be changed on that 30th day to enforce this timeline, and that if he has not yet removed his belongings from the house, they will be placed in bags and set out front for the garbage man to collect.
