For example, if the seller signs docs a day before the purchasor, the seller obviously won't receive his check until the next day.

Jon's right about getting the right documentation when setting up securities; the cost (several thousands or tens of thousands of dollars and/or jail time) for getting caught without the proper docs aren't worth it IMHO.

If you are really curious then pull all the docs and cross reference the recording document numbers, loan numbers, apn's, etc to ensure everything was as it appear to you.

Carlton, for your info, there is more oil from seepage on the bottom of the oceans than ever have been caused from oil wells leaking or exxon valdez type problems.

Every part on a water heater can be replaced except for the tank, so unless the tank is leaking, you don't need a new one.Draining the water heater every 6 months, and flushing it, will help prevent lime buildup.

Hi Everyone I just completed my first flip 2 weeks ago.Here are the numbers.Outer Banks NC little beach boxreferral from my mom (co-worker)Lady had already been through Bankruptcyloan was with Wells Fargo conventionalowed $240K and was $40K behind/interest/lawyers fees etc.Total $280k.contacted a local agent (buddy) for CMA.I offered $65K grossmeet BPO agent she said "this looks like a tear down" all I heard was CHA CHING.BPO came in at $85Knegotiator told me the BPO amount ( I already new it from the BPO agent) and said they had to have 85% I offered $74850 gross and had $1500 negotiating fee and $1000 Doc prep fee in that.
