I'm going to make this work, I just am starting to get a grip on the details to make it happen! 

When was the last time FF&E was replaced/addressed?

EVERY inspection you get will have stuff like this...every one...unless you have a unicorn property...or your inspector is trash.What you describe doesn't sound bad...hard to know for sure without more details.

Without all the details, there is no way I would spend $14K on siding, I just don't see that much of a return until it is really necessary to replace.

My agent is really great and covering all of the official details like inspection and I have a lawyer for leases, etc., but I was wondering if anyone has any "gee I wish I had thought of this earlier" tips for someone about to be a newbie landlord.

KW has a competitive CAP/Commission split structure (I can explain in more detail), tons of training every day of the week, we have active investors in our office, good mentors and an energetic office. 

Address doesn't get changed or forwarded or enough time passes the PO will not forward anymore....so no one gets the notices, and it goes to foreclosure.The % is probably really c/o or should be, but they don't have a key for that so use % and that means "in care of" .Let's say dad moves in with the kids, the bill gets addressed to dad c/o Dwayne Wade at the new address. 

I would suggest that you listen to a few BP podcasts where people have shared exactly what you have asked on the podcasts in great details.
