I don't have Dallas specific househacking advice, but some general advice I can give is that when you go to post your room for rent ensure that you take the time to take high quality photos and post a detailed description of the property and yourselves.

I ran the numbers on a duplex out in this town, which I haven't seen myself, but in the description of the listing, they state that the building does not need any rehabbing and that it's in great shape.

A TODD should also include the beneficiar(ies) name, legal description of the property, dated, signed, notarized, and recorded in the real property records where the property is located.
