I don't have Dallas specific househacking advice, but some general advice I can give is that when you go to post your room for rent ensure that you take the time to take high quality photos and post a detailed description of the property and yourselves.

I ran the numbers on a duplex out in this town, which I haven't seen myself, but in the description of the listing, they state that the building does not need any rehabbing and that it's in great shape. 

A TODD should also include the beneficiar(ies) name, legal description of the property, dated, signed, notarized, and recorded in the real property records where the property is located.

Based on your description, I am guessing this is a conversion apartment building, so it is highly likely there will be crossovers.

Just make sure you have great pictures for the listing and are descriptive about the place and your requirements.

From your description for your goals @Justin Tyler, it seems like the best fit for you is actually going for Section 8 properties in areas that seem rough now without any high out sale values.

Does anyone have any, 1) recommendations for towns that would fit the above description, 2) recommendations for great real estate agents/property managers who are knowledgeable when it comes to current Airbnb laws and restrictions?
