If you have the wrong type of policy and have a claim you run the risk of having the claim be denied.

I've been trying to look at loopnet.com but I keep getting an access is denied page??

They did deny a third property because they said it was in an area that didn't have much in the way of sales activity. 

If so, I would avoid trying to sell them on your apartment because what if something comes up on their background and you want to deny their application? 

Back then, however, once you owned the home and had a lease in place, you could get financing on it fairly easily, especially if you agreed to use the loan to pay off the HELOC balance at closing -- it was before the boom, so not the have-a-pulse-get-a-loan days, but rational, unlike today where even with decades of great credit, equity, and reserves, they still find weird ways to deny you after you pay the appraisal and application fees.  

Under federal fair housing you cannot discriminate based on gender, meaning I can't deny an applicant because they are male.

But what if they deny me?

The downside of the tenants knowing you personally also includes if you deny any of their requests.

So, I guess that puts me at Harvard numbers (most students denied, but 100% success rate with those that got mentored).
