They say if you have rental property and use schedule E then your real estate assets count as family assets and cannot be excluded.However if you use schedule C for your rental property you can exclude the assets as a small business.I started using Schedule E 20 years ago when I had rental properties and a "real" job (W-2).For over 10 years now I only make money as a small hands on landlord, purchasing, rehabbing and renting and sometimes selling houses on a small scale (12 units total) but still use schedule E, but list myself as a real esate professional according to IRS.I do my own taxes via software.Should i start using schedule C this year, and eliminate schedule E.

I wish I'd known more about real estate investing back then- I would have probably rented our house out and held onto it for a while, but I guess we'll just count it a lesson learned.

My experiences with resident managers/caretakers is that inevitably they make friends with some tenants, and enemies of others...and this leads to all sorts of problems, on BOTH counts.

Last time I looked it was $250,000, but it might have gone up since then.Even if it is not your business that applies for a visa for you, you can not get a worker's visa unless you have job skills that are not available in the USA.You could probably get a tourist visa which says you can not work in the USA, but if you leave your e-business registered in Canada with Canadian addresses, that wouldn't count as working in the USA.And how about your boyfriend?
