Its your property and you would get to screen and choose tenants that would be a good match.

If asbestos is present and poses a risk, a tenant could, among other things, legally force the landlord to choose between removing the asbestos or losing rent. 

I'd care for their reputation instead.

Choose where you can very clearly describe what you expect, move by move even  the most detailed and above all else (even if you hired the controller): a way you can monitor what very specifically is getting done.   

I'm seeking a reputable property manager who knows what renters are looking for, rental rates, etc for this area.

I'm going to move and will be in a location where I can easily invest in a few MSA's within easy driving distance.The challenge to getting a solid handle on what those MSA's are doing overall is finding decent data: it's either for a single point-in-time (not showing year-over-year trends), dated, not reputable/no idea where it comes from, or too much money to take a chance on it answering my questions.Any recommendations?

My naive opinion is that I have no idea of what I'm looking at even if I choose to look at the property.
