For it to be legal they need to have an ongoing relationship with a certified mental health professional, who has the correct certifications to write an ESA prescription, that you can call and verify the presence of a disability requiring a service animal as part of the ongoing treatment.

.- thanks  -   1) if you have  ample assets / Cash  leftover  after the plan you outline  - this  looks OK ....2) if this plan will  take up the  majority  of your  working capital - then  this isnt a  good idea    3)  most any deal will  cashflow if you use  cash to pay for it   4) if  adverse to gettting a large loan for it  - consider taking a smaller  loan  ( eg  50% ltv )  in order to  save  some cash for  future needs  5)  make sure to  review the  resale certificate / HOA ccrs / binder / reserve study  carefully  and  make sure it  complex  will allow  LTR and STRs   6) good luck

I decide to get my feet with and take a leap of faith in SFH investing I recently purchased a 100k property in Missouri relying solely on roofstock’s “certification” and inspection  .It was a decent 1956 ranch with a some recent repairs based on resolving issues highlighted in the first so called inspection I put in an offer and it was accepted instantly.

Really if you cant put 30%, better not to invest in HI.To purchase STR in Maui and BI, make sure the STR certificate is attainable thru a company that could help you on that.

Here on the Big Island, STVR's are possible only if the property is in a Resort zoned area (most condos fit this criteria, but only few houses) OR if the house was in use as an STVR before the law changed in 2018 and the owners applied for both a Non-conforming Use Certificate (to get an exemption to the zoning laws) AND a STVR permit (required regardless of zoning, but easy to get).
