Do not get suckered into spending a ton of money on the "Bells & Whistles" because renters do not care if you built a home that has over priced marble counter tops, expensive tile, cabinets, appliances etc. 

One that is paint, cabinets, and mostly cosmetic or one that involves additions?

Luckily for the main unit we just needed to open up a wall and refresh the kitchen with pain cabinets.

While it appears it is move-in ready, it still needs some updates in the inside (kitchen - stove, fridge, dishwasher, cabinets) also light fixtures throughout need updating. 

We don’t need permits for replacing cabinets or flooring, but we do for taking down walls/changing the layout, plumbing, etc. 

Bombed the house , couple days later I sprayed bleach and soap mixture on everything , Then EVERYTHING went in the dumpster , kitchen cabinets included . 

I started rehabbing (removed trim around windows and base boards in living/dining room because they had been sprayed with texture, kitchen cabinets being torn out, doors taken off, walls were being skim coated, etc.), so with the exception of the loft area where my bedroom is, the place was a total mess.

They would have the mundane task of flushing every toilet, checking every cabinet door, checking every knob on every cabinet door, checking the AC filters, going through the cooking pots and pans and dinnerware to make sure everything is there.  

I am repainting the interior of the home, repainting the kitchen cabinets, changing the flooring throughout, and updating the appliances in the kitchen.

I want to get started on renovating at least one of the apartments by doing cosmetic work (paint, replace kitchen cabinets, bathroom fixtures, flooring, etc.).2.
