At this point you're almost at the "make offer" stage but keep your screening standards high.

I needed to know who to use for screening as well.

I posted in postlets for new tenants and have been screening interested applicants...most people did not meet the 3X income, most have DDS/sec 8. 

All you can do sometimes is screen tenants to the best of your ability and hope they turn out to be good people. 

We had to screen four or five CPA's before we found one that understood real estate investors but we have benefitted greatly, not only saving a small fortune in taxes but being able to plan a strategy around future investments (and sales of properties). 

Was curious what your criteria is for a guarantor and how you would screen them?

There are easy annual inspections and limits on how much the rent can be raised.Our county housing authority caseworker told us to use our normal criteria (credit check, background check) to screen.

They are not acting as a property manager, they do background checks and screen the tenants for me, and then present me their application.

I have severe ptsd, high blood pressure, and panick attacks.. holding my sbake and having it slowly moving around my neck and through my hands etc.. is the best therapy EVER  I've tried meds and other CRAP he relaxes me and helps me more than anything has..
