How much you make cash flow per rental depends, but I target $400/mo (wishful), will run with anything over $250/mo, and will accept $100/mo if there are added benefits (say being next to other properties so I can begin to control a block).

This neighborhood is extremely desirable and the property is located 3 blocks from a large, useable beach park along Tampa Bay.This will be my first rental.

My girlfriend and I are currently looking to purchase a 3 to 4 unit under $300k and am wondering what kind of road blocks we’ll be heading into finance-wise.

I live about 12 blocks from this house (4 blocks east of Holton).

Fences make good neighbors. 6 foot (or 8 foot if allowed) privacy fence blocking off the problem neighbor(s). 

Also a total noob at REI but havee been poring over podcasts, blog posts, forums, real estate sites, etc for the last couple months.

It has a 1br 1ba home on it and a 4000+ SF concrete block barn built back in 1992 I’m told.

But the original owner is trying to block the sale 

I’ve had no problems asking more then the same house down the block with stale carpet and old appliances.

I've had my realtor help me identify 2-3 zip codes that are considered B-C plus neighborhoods and continually sends me daily or weekly MLS listings but they either get weeded out because they are located next to dump properties where no one on the block has any pride of ownership or the are located next to factory or some other undesireable property.
