I would just religiously be on the look out for the property to see if it comes up on auctions or get in contact with local wholesalers to see if someone was found and the person wants to sell it.

I will often throw out a property we get at foreclosure/tax lien auction to several of them, some jump at it others back off because of the 'area' but so far those who bought in have done very well.

You will learn a ton from them and as you build a relationship they can potentially become a private lender or even partner with you on some deals down the road.Best way to find cash buyers is networking at local REI meetups, masterminds, Facebook groups etc,Also Realtors, title companies and closing attorneys, property management companies, auctions, Craigslist.

So I came across a situation that I need help solving .recently I put a house under contract before the inspection took place on the property my real estate agent called and told me that the attorney called and said that the sellers didn't have the title because he just bought it at a tax auction 3 months ago.also he said to get the title it would cost me 3k in attorney fees.my agent then suggested that I back out of the deal.the number worked lovely on this property is there any suggestions on what I should do ?

So in my area, there's not a lot of people that do auction sites like xome.com or auction.com.
