It's advertised as "No pets allowed" and guess what I saw on the Ring ....a dog.My property is with a property manager and they are dealing with that right now.

For one, I would NOT pay the price they advertise because it's too expensive.

Hey all,So I was looking at a 10-unit multi-family property the other day online and it was advertising an 8 CAP.

If they balk and bail, you advertise it for even more.  

The units were not advertised with reserved (off street) parking and it is also not listed in the lease as shown above.

The best way to find prospective tenants is of course by placing advertisements on as many platforms as possible.

If your credit score requirement is 700 and the area is mostly 650 and less that will reduce activity.I use Zillow to advertise it links to hot pads and trulia.  

I know I was less willing to go out of my way to go there in case they had closed (they never advertised when their last day would be, and their website was kept updated), so I would only go if I happened to be driving down that street already.Before you close you should let your customers know, but I wouldn't advertise it more than a month or two in advance.

You still have a few weeks left, so depending upon the level of damage, you may be able to knock the repairs out quickly so you can start advertising and get it leased on 4/1.
