Michael Kimble has achieved stunning success in the information marketing industry--probably second only to Dan Kennedy himself.I doubt that Michael Kimble has ever actually personally applied the investing techniques he espouses in the information he sells.

A few suggestions which I think would enhance biggerpockets (some taken from vBulletin), in no particular order:* multi-quote - the ability to select multiple posts for quoting* kudos - ability to register approval of a post, or agreement with a point, and then count these and somehow rate posters - just provides more incentive to share and try to be constructive and helpful * ability to view the forum in wide screen format (maybe you can but I can't see how - the forum text only takes up about 30% of the width of my screen)* more/better emoticons - happy to suggest some if you like ;)* also I'd like emoticons inserted where the cursor is, rather than always at the end of the text (ie if you edit and want to insert an emoticon in an earlier para, you seem to be only able to do it by cutting and pasting the emoticon, which is always inserted at the very end of the whole post)* I imagine this is related to the fact that whenever you format some text, your cursor is moved to the very end of the post; I'd rather the cursor be left where it was just prior to applying formatting (eg bold)* ability to report/hide abusive posts, to try and stop conversations degenerating into slanging matches :roll: Love the forum - thanks, Josh.

We couldnt find our lot because there was no road, and the whole place was too overgrown for hiking (we also could obtain no map withuot apparently going to the courthouse).Yesterday we recieved, out of the blue, a "DEMAND FOR PAYMENT" from the homeowners association -They want arrears, plus 10% per annum interest - The whole thing amounts to almost $4000 and the land is worth about $1500 -We have received nothing about this "arrears" prior to now, and suddenly we are supposed to pay by July 31st or they will start legal action.

Only that: if they do bad business - you do bad business.If they are foreclosed upon - so are you.It can be great, if all goes well; BUT....A whole lot of IFs are out there.

This would mean that if they achieve the forecast figures, they'd make $110K pa profit (net income if management fees taken out is $280K), and I'd get my $170K as a NNN payment with no hassle, and only my mortgage payment to make.

If you get an opportunity to pay cash for a property and achieve a huge discount, then you would be in a good position to take advantage of that.

if you have plenty of properties, i don't see it as a problem, but if you don't then you have a whole set of new problems.
