If the lenders won't let you transfer them and you are trying to protect yourself there is no other good solution.

Kerry, I believe means any C Corp, not any corporate entity like an LLC, due to tax treatments of RE.

No need to be rude, @Marcia Maynard I'm trying to gauge ideas so I can figure out the best solution for myself and for the home owners facing foreclosure.

Louisiana does not require Operating agreements for the LLC, but I have a partner and believe it to be the best solution to protect both my partner and myself.Please advise on whether this has to be filed with the state, or recorded somewhere in public record or just to have on hand for opening accounts ect in the business name.Thanks,Jeff V.

We purchase homes to rent and expect renters to mow the grass so we like to provide some storage. we just purchased a house without any outdoor storage and were wondering if you guys know of a lower cost solution than home depot/lowes.

I will be purchasing from overseas so it seems like an easier solution plus the low interest rates we have could make the extra cost less of an issue.

Long-term solutions require commitments and support from our state and federal government partners.

Of course you could always bring one through after treatment for peace of mind.
