We got under contract for a price that works for both of us (we haven’t closed yet).But when title came back showing open judgments from previous sellers/owners (who had the same common name as the debtors) the current seller was unable to find his old title policy indemnifying him and the property against said judgments.So I contact Green Tree to see if they would give us a copy of the policy.

You may want to include a stipulation in a building policy that nothing should be stored within X inches ( it will be in your installation manual) of the equipment, the thermal overload may just be defective like he said.

Your going to want to make sure you can be contacted easily if and when this happens so you can get paid so recording a notice in the publiec record is good policy.

I do not know if it applies to a non-primary residence property or the organization policies of the institution that will approve the equity line of credit, but I was specifically told by Wells Fargo that I could get a line of credit loan after one-year of living in the residence.

@Faisal Farnas I wouldn't make it an eviction issue however I'd take a look at the lease agreement and if you have a "no smoking" policy in place you need to enforce it.
