A JV partner rehabber will occasionally lose money on a deal; a GOOD HML or Private Lender rarely will since they typically have a 1st lien position and a 65% or lower LTV secured position.

By the beneficiary's discretion, there could be an open modification or short sale reviewing taking place and the mortgage servicer is requesting postponements, the borrower could of filed Bankruptcy, or the occasional shady postponement tactics. 7 Years is on the extremely long end of the spectrum.

When I worked in banking we occasionally had these issues arise, and it was simply an issue of a bank employee filling out a form and submitting it after accepting the deposit (NOTE:  that was well over a decade ago, so things may have changed slightly since then).

Occasionally, you will see a newer, contemporary style kitchen that has very light birch or maple cabinets, but the vast majority of kitchen cabinets are  painted; about the only time you will see kitchens with all dark wood-stained cabinets on HOUZZ might be in the ads from cabinet companies or contractors!

Yes it basically just means that you would refinance it as a "second home" and sure it gets rented out occasionally but you don't "need" to have it rented.If your W2 works for this, its fine, the other math and forumlas really start to become a factor when it is house/mortgage #X rather than your second one, or if you could not quite cover it with your w2s.
