What is the purchase price, square footage, and ARV from comps?

Juan Mendoza How would you feel if you looked at the property and the listed square footage didn't match the assessors' records?

"MY" guess would be the 675 is the first floor footage,,,then you have to add second floor to that.

Standard procedures should include MLS listing, yard sign, open house (either public or for brokers) mail outs around the listing, emails to their investors and other cooperating brokers, excellent COMPS/Available/expired lists provided to you, great photos--maybe even a video or drone footage-- and WEEKLY contact with you about the activity.   

@Jonathan FelicianoI think the better choice is buy a 2/2 with enough square footage to internally add another bedroom.

We ended up adding a second floor and 800 square feet so since you are going to take off the roof and rafters add some square footage if you can.

I'm talking like big square footage in desirable locations that isn't just in the Big Pink.

And the square footage limitation on the lot drops from 7000SF to 5750SF.  

Although I love the home, I'm finding that we are in need of more square footage and land for my growing kids.

Rent at $1,000 could potentially be done for that square footage.
