But if you offered me maybe 1500 on a house that normally rents for 1200, it would be VERY hard for me to pass up.  

He was asking 159,000 and would perhaps entertain owner financing.I want to stay in those areas as I will manage the properties myself and driving over 20 minutes to cut the grass or plow snow is not realistic for me. 

That would be a big factor for me.

For me, personally, the ebbs and flows of the market are not a big deal.However, for a lot of people here on BiggerPockets it can be a huge deal. 

I am evaluating if it would make sense for me to move my 401k into a self directed IRA and use it to invest in a turn key property.

Would it be wrong or give the wrong impression for me to ask the sellers agent to show and then bring my agent next week when they're around?
