DIY landlords?

DIY will look like tax fraud.

A DIY cost seg study may be the most cost effective, but it may have less tax benefits whereas an Engineered study will likely cost more than the DIY but should produce more potential tax benefits as it does a much deeper dive into the property.

You can either know what you're getting into and do things yourself or spend a bit more money going for a less DIY approach (while still learning).Like @Anthony Gayden said, I always suggest people without funds start out working for a property management company.

A typical example is using bar code readers or some kind of scanners at each point (when you acquire them, when they are stored in warehouse, when put onto truck, when deployed, etc)It's all great in theory, but in the real world, in practice. things get messy.An online app called AirTable is a pretty neat tool to build your own kind of DIY inventory tracking app.  

Syndication if you are accredited is a great way to get into CRE projects like apartments, learn and can be used as a complementary strategy w/your DIY approach.  

However, that is not DIY territory.

But just like "normal" wholesaling, once you've done one deal, all the confusion will fade, and you'll be left with a new tool in your kit.

And they are no longer landlords or making payments on the $75K loan.This isn't a DIY sale.

Those things are hard to do correctly as DIY without some form of professional guidance.
