I wouldn't worry about it beyond that.

Where I buy, which I think has some of the best price to income ratios out there I recommend a minimum of $185k cash on hand (for the DIYer) and $220k-$235k cash on hand for someone looking for a hands off approach.

As far as property managers and realtors go in Rochester, I haven't done any business down there but if you look on BP next to the "Build Your Investing Team" section, you should be able to find some folks in the area.
