Bad carpets, cracked floor and counter tile, some popcorn ceilings, dated fixtures, etc. 

Fixtures, switches, plug swaps, insulation, reasonable landscaping/ tree mgt. 

PEX pretty bulletproof, if it's going to leak it's usually at fixtures or crimp bands or where someone poked a hole with a drywall screw.

They hopefully will have less capital expenditure with their newer fixtures, and hopefully newer building codes mean less expensive repairs, though that is not always the case.

In NYC, the best person to do repairs in a co-op building is the live-in super especially for things like tile, grout repair, fixtures installations and paint.
