Searching MLS there are definitely things in our price range (250k and under) and with the features we like. (3 BR at least for owner unit is really the only criteria as we work from home and have a little girl, and decent school system) Any tips, pointers, thoughts on buying in the area?

I wouldn't even touch the city unless I found friends I can trust there, and since they're on board with helping me out, I figured it's time to explore.So, what tips do you guys have to share with getting into Memphis? 

Just wanted to chime in here in case you have someone you might recommend for a BPO in the greater Houston area, or any tips for us on that front more generally.  

I have realized things could get easily overwhelming so any tips, insights or recommendations are welcome. 

If I can become stronger financially in a less expensive market than I would have if I had stayed in HB, I will be in a better position to move back to Huntington Beach at a later point in life if we decide to do so, and hopefully at a time in the market cycle when things will cool down (although that may not happen in HB).

If anyone who deals with rental properties can recommend a CPA in the southeastern Wisconsin area, preferably one who has saved you money in taxes or constantly gives you tips on how to save money or make more/better deductions, I would greatly appreciate it.

I think I can "train" them to be less needy in the long term.I inherited these tenants, and they're currently paying a 1 BR rate of $600 for a 2 BR unit.
