If you have the time, I would love some feedback on the deal, specifically my area's of concern with inheriting tenants.Overview:  Mixed use with several 1 bed/studio apts, and 2 storefront spaces.

I only go for 1 bedroom and studio apartments for arbitrage as the furnishing cost compared to my profit is the right ratio for me.

I've mentioned where to begin over 100 times, get a text book for RE agents, less than $30 on Amazon, it will say in the description that is written for state examinations.

Funny thing is the Plumber im probably going with said he gets better deals on Grohe on Amazon than his supply house.     

Ozone machine (they are not expensive, look on amazon) and the kilz paint on the floor. 

You can argue it was frothy before, but is Google or Amazon's business prospect suddenly 25~30% dimmer over the last 6 months? 

I had another studio condo in the same area that I self managed...it was lower headcount and only a studio, and not as desirable location  I consistently beat the 1 bedroom condo revenue that Evolve was managing. 

You can get a studio in the Peace building in the heart of Glenwood South for $1,655 with arguably a better layout and a little less square feet.
