@Athan Seyler You're on the right track with the advice given here by the lenders...you'll find there are a number of good lenders here in Portland who will help you through the process AND work with you as you navigate the statewide and city wide landlord tenant laws and where they conflict with mortgage rules and regulations.

Each unit has granite/quartz counter tops, solid wood cabinetry, coil-top stove, 30” wide refrigerator, radiator heating controlled by each unit, 12x12 ceramic tile in the basement units and hardwood floors in the upstairs units, U-shaped stairs at each side of the building for easy access to both floors.

A little cracking there is passable, but if they’re 1/8”+ wide on both upper corners, it may indicate a significant lack of support and the only real fix for that is to take all the affected bricks down and starting over ($$$$$).

25’ measuring tape - as others have said, don’t skimp, get a good one with a wide tapeDepending on your budget, I use my 12 volt Bosch drill/driver almost daily (they will also need a good bit set)This is a decent screwdriver from Lowe’s - Kobalt double drive screwdriver 13 piece rubber handle ratcheting multi bit screwdriver Set - not my everyday go to but great for someone who has no tools This is one of my favorite new tools though not an everyday tool Kobalt 2pc Self Adjusting Auto Locking Pliers 10-in Home Repair Tongue and Groove PliersI like the suggestion of a good stud finder.

@Art Perkitny  Philadelphia is a bit of a different beast where metrics like college education hold less weight, around here commercial development by proximity and what is in the  City's comprehensive plan is king, especially since Philly's value is in its evident boom of city-wide appreciation.
