Good Communicator: Communication is vital in any meeting.

Parents need to be involved in PTA and school board meetings, if parents begin demanding "basic life skills" to be taught, they will be.It always boils down to money, then space, then time for schools to offer or require a class.Raise enough of a stink and they will solve all 3 issues!      

I figure my skill set would better suit me for wholesaling as opposes to flipping. 

Find a successful rehabber in your area, let him know your skill set and volunteer to do whatever he needs for a few months in return for letting you learn the business.  

Those people are not objective and generally do not have the skills to offer solutions to the issues.Some people should have never gotten married in the first place.

or bad (if you bought those SFH at the peak in a sub-market like so many cities in the US today, you're underwater still).Not to say you can't achieve diversification with RE as well (i.e buy a REIT); to me, for pure income / cash flow, that's my preferred direction (buy a REIT; I get good diversification, it's property managed, I don't have to worry about maintenance or repairs or whatever else; just a solid cash flow / income stream in the asset class (apartments, shopping malls, whatever else) that I choose).For appreciation though, I think of RE like picking individual stocks or a business to buy; if you have the time, the skills, and the patience - you can make outsized gains compared to the overall market.

@Mark S.It's more important to find a good skilled accountant than one that specializes.

There is a huge shortage of skilled labor as the oil and gas business has sucked up everyone with any talent.
