The biggest challenges with Turnkey providers:1) Terrible renovation work - we've taken over many properties that investor bought turnkey and they were shocked to learn the true condition of their property from our TakeOver video.

Heres a video, looks pretty bad especially the bridge / highway from ft myers to the cape.

With your Project Manager, ensure you spell out everything you expect them to do versus what they think they will be doing (i.e. how often to provide updates, pictures vs videos, coordination of appraisals, etc).  2) Request copies of everything, permits, engineer drawings, invoices, ect.
