A buddy does student housing has 130 beds 71K a month 50K a month after expenses.

Its a duplex in South Florida. 2 bed/2 bath on both sides.

I really wanted to get involved with rental properties.At the moment I have the opportunity to buy a 2 bed, 2 bath, and 1200 sq. ft. home for $65,000 in a nice cul de sac.

2 bed/1 Bath vs. 3 bed/2 bath?

Hi everyone, i'm just about to close on a duplex investment property i've been looking at for a few weeks and I wanted to get some feedback on what everyone thinks, here are the details:Property: Duplex, both sides are 3 bed/2bath, good area (close to downtown, shopping, good schools).

It is in a nice neighborhood where homes similar in square footage and beds/baths rent for around 1400/ month and are selling for 155k-190k.

All units are 2 bed, 1 bath and are rented out at an avg price of $490 which I figured was $100 too low.  

We ended up spending $155,000 for a 1800 sqf 4 bed 2 bath, and that's just for the house.

You could get a 3 bed for $80k that would gross $750-850/month.If you are more interested in the equity play in that area, I would recommend a small condo community called La Posada.
