Hi Ryan, If the comps support 175K ARV by those upgrades you mentioned, then you can be optimistic because they're obviously selling for that price.

Example: Let's say the total loan is for $100k and John Doe provides $40k and Jane Doe provides $60k.

The calculation is based off of the total acquisition price of the home (purchase price + renovation budget) not just the purchase price.
