Hey all,Looking to convert extra space on a Multi-Family in South Philly into a bedroom.

When I'm on a tight budget (Always) I find a higher success rate from "Driving for Dollars" where I literally drive around a target area and pick out homes that look neglected or in need of some attention.  

Throw in the fact that the space required for a station is usually large, and comes with city sponsored parking, and you create a space that becomes interesting to other businesses.

No one else will make them submit to thatDrug tests are weak indicators of drug usage and tenant responsibility. drug tests are pretty much only good at picking up marijuana, and to deny someone a living space because of marijuana use is just crazy imo.

Up until the wedding, money had been extremely tight.

Check  if the HOA renting rules are not too tight.

The key to getting a deal done in this space is to close fast.

The property manager said we only had space for two cars and she wouldn't allow us to have a third space paved. 

In terms of pure RE like with any huge city space is at a premium so except a tiny living space but from my travels to Europe that is also true there (if not more so).

FYI: I don't rent that parking space to her.
