Michael Wagner I always prep my sellers way ahead of time on anything I know is coming that may spook them.

I make it a steadfast policy, ALL yes, every one of my bills is paid 3 months ahead.

So, with that, go ahead, go do that on your own dime, seek and take only that advice that justifies your thinking, you're on your way to being a slickster, wheeler-dealer that will operate without concerns of the law.

I had a title search done before (and bought title insurance) from a local company so I went ahead and closed.

The owner - a fire fighter had to struggle financially to get it rebuilt, but in the end, had brand new apartments and came out ahead.
