To help LPs wondering what the market values of their investments are today, I thought it would be beneficial to have a thread where LPs can ask for valuations on specific properties and the sponsors in this forum can opine.

Are you really going to make investment decisions that involve legal documents and capital being invested by outside parties based on what someone writes in these forums? 

If you must choose white make sure you get a paint specifically for trim which helps it last longer (also semi-gloss as a minimum sheen).

Building department where you would bring in building plans to get approved see if they have anything identified as being a red flag to that parcel.. ( its a small parcel so unless something is really weird there should not be anything..  )  Unless its a remainder parcel and the size is not big enough to legally build on  that happens in tax sales.

If you ever get sued and want to use the business as a legal shield, having a separate business account that doesn't co-mingle with your personal funds will be important when it comes to the determination of whether what you have is a business or a personal hobby (though there are certainly lots of other aspects of this you need to investigate as well).
